This former Punch Taverns pub restaurant was purchased by a private client in 2010, Punch Taverns had disposed of the premises due to falling trade and the limited development potential being located on green belt and in a conservation area. Innex were appointed with a brief to bring back to life the premises and create a traditional village local community pub. Following extensive negotiations with the local authority, consent was given to limited extensions to increase the trading areas and service facilities. The refurbishment was undertaken in 9 weeks, as we had to keep the premises trading for as long as possible. Subsequent to completion we were commissioned to obtain planning permission for a phase 2 development, which include 12 boutique bedrooms, increased trading area to create 150 person function room and a new kitchen, a newly created village pond was also added.




This former private home with attached craft and garden centre was acquired by Hydes Brewery of Manchester, and Innex Design were commissioned to obtain all the necessary planning permission and carry out a complete refurbishment from private house to public house. Retention of key existing elements was essential, whilst the need to increase footprint saw the addition of a new ‘orangery conservatory’, also used for weddings, extensive external ground works were also carried out. There was also a wedding suite included and small private meeting rooms. Since completion the outcome has seen trade and reputation exceed all expectations.





This privately owned Hotel was purchased by a private client who wished to restore it to its former glory, being a grade 2 listed Victorian gothic revival style, the challenge to Innex was to create a welcoming environment, introducing some contemporary elements whilst maintaining much of the original character. 12 individual boutique bedrooms were also included in the refurbishment.



This locally listed, outstanding Edwardian pub, located in the centre of one of Warrington’s most outstanding conservation areas, was a challenge for Innex Design who were commissioned by Punch Taverns to completely refurbish the premises. Whilst increasing the footprint by almost 150%, delicate and lengthy negotiations with the local authority resulted in consent for a large extension to the rear, with a new kitchen located in the former stable block. It was also incumbent to retain a strong wet led local’s bar. Upon completion the premises attracted new trade from the local area as well as retaining the strong existing local trade. The premises also have a green footprint having its own CHP unit installed as part of the development. The completed scheme was nominated for a conservation design award.



This flagship roadhouse pub was at one time a venue outlet with pre booking essential, sadly over the years and a change of management and customer expectations, the trade fell on a month by month basis. Innex Design were commissioned by Frederic Robinson of Stockport, to prepare a scheme to transform the premises and subsequently return to profit, the renowned operator Steve Pilling was to become the tenant, the premises were totally refurbished in a traditional yet contemporary fashion with high quality materials and finishes. Natural Green Oak was used extensively on the external elements. The completed scheme exceeded client and budgeting expectations and has been submitted for the CAMRA good design awards.






Set in a typical village location, this Punch Taverns premises was redeveloped with a very proactive new tenant, who wanted to take the premises forward to become a venue food house, given that trade had fallen to such an extent that it was closed. The refurbishment consisted of complete remodel of the ground floor trading areas with some minor extensions, the completed scheme was done in a contemporary theme. Innex are currently engaged in applying for 10 boutique bedrooms at first floor.
